Our proposals for Chatelain House include much-needed affordable housing, going over and above what has been previously approved on the site.
We are proposing to deliver 23 new affordable family homes in a dedicated building facing onto Amelia Street, with separate access and servicing.
This equates to 35% affordable homes in line with LB Southwark’s policy, and will be arranged in a mix of two to four bedroom homes, all with their own external amenity space.
We have designed the affordable homes to be highly energy efficient in operation. This means we have applied best practice guidance to the reduce heating and how water demand, which will mean lower fuel bills for residents and a lower environmental impact.
Unit Mix and Layout
We are looking to split the affordable residential homes across a range of occupant mixes, ranging from 2-4 bedrooms, housing between 3-8 people.
50% of the apartments will be dual aspect, and all will have open plan living areas and generous south-facing balconies. 56% of the units will be two-bedroom (3 and 4 person ); 40% will be three bedroom (4 and 5 person); and 4% will be one bedroom (2 person). 10% of the total units will also be wheelchair accessible (one 2-bed and one 3-bed).
Dedicated, Residential Amenity Space
All apartments will be accessed via an internal core comprising two lifts and two separate, protected staircases to ensure that the building conforms to best practice regarding both access and safe means of escape for residents.
A generous main entrance is located at ground floor with direct access and views out onto the external residential amenity space. This dedicated external space measures approximately 200m2 and includes an area with play equipment for under fives.
